Building Maintenance & Strata Management Act (BMSMA) was legislated on 1st April 2005 in Singapore. An initiative by the Commissioner of Buildings of the Building and Construction Authority, the BMSMA merges the Buildings and Common Property (Maintenance and Management) Act with several aspects of the Land Titles Act enacted in the years 2000 and 2005, respectively. The BMSMA is geared towards empowering the management bodies of each strata development to manage and supervise the use of common property and facilities. Moreover, the managing committee of the BMSMA seeks to spearhead self-governance and self-help amongst all managing agents.
